Welcome to Villa Makax, an authentic Mexican Villa, named for one of the sides of this double water front property, Laguna Makax. The Villa, styled after the Mayan grass roofs, crafted by Mayans utilizing the same skills and techniques used 1000 years ago.

Located on the west side of the island with breathtaking views of the skyline of Cancun, and the most beautiful turquoise waters of the Mexican Yucatan. The Villa is a sanctuary hidden behind private walls.

The Casitas/Palapas are very cozy, and well appointed tastefully decorated with king sized beds, seating area, kitchenette, refrigerator and of course full bathroom and shower.  Offering on site housekeeping (change of linens and cleaning every 3-4 days) these units are in the most desirable, exclusive, private area of “Isla”. Located on West side of the island where the views are the best, the sunsets incredible, plus protected waters for swimming and snorkeling. This is a super unique spot. Please call for more details, and availability.

The owners of this property are longtime residents of the island from the U.S., and take A LOT of pride in the property. Steve and Lindell arrived on Isla 1972, purchased their property in 1975. Pioneers of the North American community they have experienced the tremendous growth and changes. You will experience some of their travels in Mexico thru the art that is displayed in each unit.

Our guests love to tell their stories!

"The Palapa Lee was an exceptional little place with direct access to the beach. We stayed through the Christmas holidays and had a great time both in town and at the palapa. Steve is a gracious host and we loved the dog Lassie who hung out with us the entire time. I highly recommend this property."

"We just got back from staying at Villa Makax in Isla Mujeres. There are two Palapas that are ocean front named Lee and Sam both offer incredible views of the ocean from 30 feet away from your room’s sliding doors. Chose this if you just want to get away it all. You can cook you own food or go out to any the nearby restaurants or downtown. Lassie the resident dog makes the stay feel even more like home as she loves the attention and of course leftovers. The hosts are there to help you with anything which included having a cart delivered to the Villa when we inquired. I recommend Villa Makax if you want less bustle of downtown and more of the island life."

"My boyfriend and I loved the beautiful slice of beach, sunsets, and chill atmosphere of the palapa as it is removed from the main downtown. One of my favorite vacations of all time! Highly recommend."
